Cautionary Tales with Superb Advice
I am currently in search of property.
I knew to ask certain questions: perc test, right-of-way, mineral/timber rights, etc., but this book provided many more things to be wary of and to add to our "to ask list" when reviewing potential lands.
One thing mentioned was that a lot of realtors/brokers tend to not answer their phones, and, we've discovered, a lot don't even respond to emails. They really lose interest and stop responding when we send our list of requisites for the property. It's quite amazing.
Anyway, if you are in the market for land, as we are, this really is a must-read--and prepare to take notes. Because of this book, I know what questions to ask in more detail and to ensure due diligence is taken by the broker and ourselves.
Mechanically, there were a few typos, but nothing detracting. Overall if was written in an easy-to-digest manner.
